There are plenty of percentages online about professional photos and days on market. We haven't found one with a source we'd stand behind, so this post sticks to what we can show you.
Here's the part nobody argues with. When a listing goes live, the first photo becomes the thumbnail on Zillow, Realtor.com, Redfin and every MLS search. A buyer scrolling on their phone decides from that one image whether to open the listing. If they don't open it, the rest of your marketing never gets seen.
A listing that gets fewer showings in its first two weeks usually ends with a conversation about the price. Good photos on day one are the cheapest way we know to avoid having that conversation early.
Here's what happens between booking a shoot with us and the listing going live.
Booking
In most cases we can shoot the next day. In the meantime you can send the seller our free pre-shoot checklist, which you can brand as your own, so the house is ready when the photographer arrives.
On site
The photographer shoots every room with the camera level, so the walls stay straight and the room looks the size it really is. In rooms with big windows the camera takes several exposures, which we blend in editing so the room is bright and you can still see the yard through the glass.
All four of our photographers are FAA Part 107 licensed drone pilots, so the aerials can be shot on the same visit.
Editing
Every order includes HDR editing, blue-sky replacement on the exteriors and one virtual twilight image, where we take a daytime exterior and edit it to look like dusk. The gray sky that would otherwise sit at the top of your hero photo gets replaced.
If the house is vacant, virtual staging can furnish the empty rooms so buyers can see where a couch and a dining table would go.
Delivery
Photos are delivered within 24 hours. If the listing has to go live the same day, same-day delivery gets them to you by 8pm.
Every residential package also includes a marketing kit and a property website built from the shoot. Premium and Exclusive packages add a Zillow 3D Home tour, so out-of-town buyers can walk the house before they book a showing. For commercial properties we shoot Matterport.
After it sells
Sellers interviewing agents look at their past listings. The photos from this house are what your next seller sees when they look you up.
